    Germantown is my home base. The county's 1974 master plan laid it out as a town center off MD 118 with villages around it, like KingsView, Gunners Lake, Middlebrook and Neelsville, and much of it was built in the 1980s and early '90s. Townhouses are a big share of the homes here, and many of them are now more than 30 years old.

    Houses that age need steady upkeep: doors that stick, worn trim and baseboard, drywall cracks, and decks and fences that need a wash and a fresh coat. Some HOAs here spell it out. KingsView Village's guidelines, for one, ask owners to clean and then seal, paint or stain exterior wood regularly, usually every year, and to keep up both sides of a fence.
